Why sell my house privately

Control the process

You set price, timing, photos, and inspection windows. Buyers speak with you directly, so answers are fast and specific.

Save on commission

Pay for marketing upfront and keep negotiation control. Many owners prefer this clarity and cost certainty.

Guides and tools

Use the For Sale By Owner guide, our 40 tips for private sellers, and browse owner listed properties for ideas.

Getting started

Quick market scan

Check recent sale prices and today’s competing listings in your suburb. Pick a launch price that invites enquiry and review results after week one.

Paperwork varies by state. Start with our paperwork checklist and legal requirements guide.

Set up your listing

Create an account, select a package, write a clear description, and upload bright photos. You can edit the ad anytime in your dashboard.

Create your account or compare inclusions on the Packages page.

Private seller blueprint

1Price with a plan

Choose three recent sales as anchors and map today’s competition. Launch with a number that invites inspection requests and reassess after week one.

2Create your listing

Write a short, specific headline. List key features. Upload clear photos in a logical order. Add open-home times as soon as they are set.

3Respond and convert

Reply quickly, offer two viewing options, and follow up the same day. Keep a short list of interested buyers and send updates.

Listing design that wins clicks

Headline

Lead with the top benefit and the location. Keep it short and specific to lift click-through.

Photos

Bright, even light. Front elevation, kitchen, living, main bedroom, and outdoor area. A floor plan helps buyers visualise the space.

Description

Include land size, internal area, parking, upgrades, and nearby transport or schools. See examples in owner listed properties.

Exposure on the major sites

Publish where buyers look

Select the package that matches your timeline and budget, then publish to the major Australian property sites. Keep your ad fresh and update open times quickly.

Compare options on the Packages page and see the flow in How it works.

Improve week by week

  • Reorder the first five photos for maximum impact
  • Strengthen the opening line of your description
  • Adjust price if enquiry slows after your day-seven review

From enquiry to inspection

Quick reply script

“Thanks for your message. We can show the property Saturday 10 am or Tuesday 5.30 pm. Which suits you?”

Open-home checklist

  • Declutter and air the home
  • Print brochures from your dashboard
  • Set a signboard if your package includes one

Smart FAQs

Is selling my house privately legal in Australia

Yes. Owners can sell privately in every state and territory. Most sellers engage a conveyancer or solicitor to prepare contracts and manage settlement.

Do I need documents before advertising

Some jurisdictions require documents or disclosures before marketing. Confirm with your conveyancer or solicitor and use the state links on this page.

How quickly can I sell privately

Time on market depends on price, competition, and listing quality. If clicks are strong but inspections are light after week one, refresh photos and headline. If enquiries are quiet, review price and open times.

Can I publish on major portals without a traditional agent

Yes. With the right package your listing is published to the major portals while you manage enquiries and negotiations.

How do I compare two offers fairly

Compare price, finance approval, building and pest, inclusions, and settlement date. If terms differ, ask both parties for best and final by a clear time and choose on overall certainty.

Under Contract in 36 Hours. Quick but Needed Extra Docs

Posted my land for sale and was under contract is 36 hours. The process to set up was easy but the contract part was left up to me as you can’t download a copy of a current residential sale document on line. It is required to be purchased and posted – which didn’t work for our quick sale. I ended up paying my conveyancer to supply. I feel it should be a process all the way to completion and not 80% there

Sold in 8 Days & Saved $20K, First-Time Seller Success

I was able to sell my house for an agreed price within 8 days of listing through Sale By Homeowner. They offered helpful advice to a first time seller and the tools necessary to achieve our goal. By not paying a Real estate agent close to $20000 to do little in a very hot market, it gave me more flexibility when negotiating a sale price. I don’t think I will ever need an agent again. Thanks guys.

Great experience selling my property through Sale By Home Owner. I had full control over inspections, negotiations, and choosing the buyer without any agents involved. It takes patience, but the savings on agent fees are worth it. Highly recommended!

Lots of Enquiries, Smooth Sale & Big Savings on Fees

I advertised in late May and had many queries, emails and telephone calls, a client rang that had just sold their home and put an offer on mine just by an inspection of the home, loved it and now they are the new owners of Serrata Springs which I will sadly miss but new beginnings. I saved money as the agent wanted to charge me $2,000 plus for advertising and then take a commission on top of that so I would recommend to anyone wanting to sell, go through homeowner.com.
